Here are a few graphs showing the most recent activity compiled by Langston & Associates here in the Boise area.

These graphs show number of sales in both Ada & Canyon counties as well as average days on market (DOM) and other sales trends.

2007 has begun with plenty of supply in the housing market and what seems like the bottom of the curve for prices and "best values" for buyers.  Depending on your particular price range, it may be a buyer's market or it could be a seller's market.  Right now, in the Nampa area, in the price range close to $300,000, I would say it is a buyer's market.  There are more houses to choose from than ever before, in this price range.

Ada County Pricing and Marketing Time

Hopefully you can see this graph well enough to see that it identifies the various areas of Ada County and correlates the average sale price for each area.  Eagle is the high spot and the marketing time has decreased there as well, within the last few weeks.

Weekly Comparison of Canyon County Sales

This graph shows the number of actual sales in direct comparison to the number of days on market (DOM).  Typically this graph will be a mirror image; the more activity or number of sales usually leads to quicker marketing time.  It almost creates a feeding frenzy effect or the complete opposite.

Ada County Active Lisitngs

There is currently a large inventory of homes on the market, however, you can see the decrease from the first week in December of '06 in Ada County.

Canyon County Active Listings and Volume

Canyon County is sporting more inventory than at Christmas time, but that is typical following the  holidays.  Lots of builders have "over-spec'd" the market, especially in the $300,000 range.  Canyon County is in need of houses in the $150,000 range.. the bread and butter price range.

Ada County Weekly Comparison and Area Graph

Again, you will notice the mirror image on the top graph, showing a direct opposition of number of houses sold to the number of days on the market. Ada County is no exception.

Canyon County Comparison

A 2 month decrease in sales, but in the past week, a 23.9% increase... Things are moving up in Canyon County!
