Well, the numbers are in!  sellidaho.com is hitting the high rankings in the search engines!  When people around the country as well as locally search for “homes for sale in Boise” or “Idaho Real Estate” or “Nampa homes for sale”, sellidaho.com is the site of choice!

As of this week, sellidaho.com was #2 on the front page of Google for “Idaho Real Estate”.  Today, it was #1 for “Idaho MLS”.  Ok, so you may wonder what the big deal is… If your house is for sale on sellidaho.com, it has a greater chance of being seen by the general public than other homes on-line.  Terms such as “Nampa real estate” or “Boise Real estate” are moving higher and higher in the search engine rankings to list sellidaho.com.

There was some great research released by the National Association of Realtors in October, with more data to be released in November. According to the latest studies, the mortgage market is improving, and one out of every 16 American households is buying a home this year.

Contrary to reports in the national press, speculation is not the motivation; people just want to own a home of their own. In fact, 70% of first time buyers express this as t heir prime motivator.

There was an interesting article in RealEstateJournal.com recently by Marketwatch reporter Amy Hoak. Entitled "Housing Slump May Persist Another Year," Amy reports some good statistics for a nationwide recovery in home sales. From the viewpoint of loans made, Doug Duncan, the chief economist of the Mortgage Bankers Association, notes that "the forecast calls for home sales to bottom out in the third quarter of next year and for housing starts to hit their bottom slightly earlier, in the second quarter."

The Express Cafe in Meridian, Idaho has got to have the best food, the best service and quality of life that I've seen in a long time!

Wy wife of 21 years, Barbi, and I have made it a point to go to breakfast every Saturday morning for over 6 years.  It's our time together; time to catch up from the busy week, to slow down and see each other face to face (she calls it our "face time").  We often talk about our two boys and what issues we may have with them (teenagers, ya know) as well as plans for holidays, major purchases or vacations.

The quick, friendly service has been very impressive to us over the past couple of years since we've been going there! We try to remember the servers names as best we can.  They always greet us with a smile & know us by name.  They even always bring me my large Cranberry juice without even asking, along with my green Tabasco sauce that I have requested more than once.

"New residents are flocking to the region..." says writer Maura Webber Sadovi.  Boise, Idaho is the hot spot for people to come to live and invest!  Idaho Real Estate is on the move again!  Most critics don't think there will be much more movement in the market until mid 2007, but things are even beginning to move faster before the holidays hit!

Most people forget that during the fall & winter months, values have a tendancy to dip just a little.  There is always a slow time in the market after school has started, holidays begin and the weather cools off.  You have to realize that our local market was absolutely spoiled last year with invredible increases in prices (much need by the way) and with buyers having feeding frenzies with multiple offers on one house.  2006 has shown a leveling out of the market and a needed correction. Let's face it, things were getting out of control fast with land prices and home prices rising quickly.

This next article speaks of a national trend of the real estate market cooling. Keep in mind that our local Treasure Valley and Idaho Real Estate is not affected so much as the national trends and we somehow escape the peaks and valleys that much of the nation experiences.

What is going on in the real estate market in the Treasure Valley?  Let's take a look at the recent activity from our Intermountain MLS:

The following chart shows activity comparisons of number of homes sold in any given month from 2004 through October of "07. In 2005 we experienced more Californians moving to the valley than ever before!  12,000 for a nice round number!  Not only were people buying their primary residence, but many were buying up properties for investment purposes. In June, Canyon County home sales increased for the fourth consecutive month, according to a new report issued by the Intermountain Multiple Listing Service. The report shows that 12 percent more single-family homes were sold in June than in May, an increase of 73 total homes.

“I think it’s pretty typical for this time of year,” said Michael Eshom, president of the Nampa Association of Realtors.

Eshom said the numbers might be showing sings of softening, but that’s only because more houses are available on the market, not because of decreasing demand, he said.
