How to Target Subdivisions

What do homeowners do when they pass a home for sale on their evening walk? They grab a flier, of course. The most useful piece of information that a real estate agent can give to homeowners to build a relationship with them is a current update on home prices in their subdivision.

Marketing to entire neighborhoods

One Realtorยฎ in my area hand-delivers a small strip of paper with several recent sales in my subdivision about every other month. This is good, but the piece of paper works its way from my desk to the trash. I've received several of them, and I still don't know the name of the agent.

I've also received postcards from agents after they've either listed a house or closed a sale in my neighborhood. These are nice and timely, but they have the drawback of being time-sensitive and limited to specific neighborhoods. You can only do this when you've listed or closed a house in that neighborhood. If you wait too long, it's not as relevant.

Introducing SubTarget

Stop sending leads to other agents

As an agent, one of the worst things you can do with your website is link to a builder's website. Unless you're the sales agent hired by that builder, you are just sending leads to someone else. With SubTarget, you have a way to keep potential leads on your site, yet still give them current listings generated dynamically from the MLS.

Highly targeted audience

Building a relationship with an entire subdivision in this way allows you to narrowly target your audience in a way that wasn't possible before. TSS can actually point a unique domain to your SubTarget search results so that residents can view listings in their subdivision by simply typing in MyRaintree.net, or something similar. You pick the name, I can redirect it to your MLS search results.

This can be a separate site, or a part of your own website. Either way, you are now the agent they are in contact with when they go on the computer and check homeprices in their subdivision.

The marketing possibilities are endless now that you can narrowly target your sales message to one subdivision at a time.
